Estoppel by deed is a legal principle that prevents or stops a person from going against the established truth in court and which has been stated by in a deed by that person. This is particularly valid in cases regarding ownership of the property.
Under this principle, the seller of real property (grantor of a deed) is estopped, barred, or prevented from going against or acting against the truth established in a deed.
